Modern form. Environmental discipline. A contemporary coastal residence in Nosara designed for precision, openness, and controlled performance.
Casa Lettini is a contemporary residential project in Nosara, Costa Rica, currently under construction. The design combines clean modern form with a disciplined environmental approach, integrating structural systems with the landscape while maintaining reliable performance in a high-humidity coastal environment.
The house is conceived as a calm, highly controlled living environment shaped by proportion, material restraint, and glazing performance. Large transparent surfaces open the interior to light and landscape, while the structural and material strategy is calibrated to long-term durability in demanding coastal conditions. The result is a residence that feels open and effortless, but is grounded in technical clarity and environmental discipline.
Casa Lettini is designed as a modern coastal residence where structural precision, high-performance glazing, and restrained material warmth are balanced against the realities of a high-humidity coastal environment.
Key Design Principles
-
Modern Form: Clean volumes, strong horizontal roof planes, and restrained detailing define the architectural language.
-
Environmental Discipline: The design prioritises controlled performance in a high-humidity coastal environment.
-
High-Performance Transparency: Approximately 50% of the wall surfaces are high-efficiency glass, maximising openness while supporting thermal and environmental control.
-
Landscape Integration: The architecture is positioned to work with the site rather than compete with it.
-
Material Clarity: Hardwood cabinetry, doors, and closets are paired with quartz surfaces to create a durable and refined interior palette.
-
Indoor-Outdoor Continuity: Living spaces maintain a direct relationship with terraces, pool edges, and surrounding planting.

Spatial Logic
Casa Lettini is organised around open social zones below and more protected private areas above, using large glazed openings to connect both levels to the surrounding landscape. The design balances openness with control, allowing the house to feel expansive while maintaining a clear sense of structure, enclosure, and performance.
Material & Performance
The material language is disciplined and durable: dark framing, warm timber soffits and joinery, quartz work surfaces, and high-efficiency glazing are selected to support both architectural calm and long-term resilience. The project treats environmental exposure as a design condition, not an afterthought.
Casa Lettini demonstrates how modern residential architecture in a coastal setting can remain visually calm while responding seriously to environmental reality. It is a project where form, material selection, glazing strategy, and structural clarity work together to create lasting architectural value.
